This renovation project resulted in the modernization of 642,000 SF of existing space, and the addition of over 40,000 SF of new space. The 5 year construction schedule was accomplished in two phases, with approximately one half of the building remaining occupied at all times.
The entire top floor (6th floor) of the building was originally used as high bay mechanical space. Due to a reduction in required space for mechanical equipment over time, the Government sought to create additional high value office space at the top of the building. To achieve this outcome, the existing mechanical floor was converted to office space, a new 7th floor was inserted into the existing volume, and new mechanical penthouses were built on top of the existing building. Large skylights were cut into the existing roof structure to provide natural light into the new interior spaces.
